C21: Mike, congratulations on being named the #1 real estate agent in the U.S. by?The Wall Street Journal and REAL?Trends! What would you say has made this year particularly successful?
MP: 2010?s sales were a phenomenon!? I decided to really push it and focus on volume, see what I could really do if sales volume was my goal.? I did it all on just listings.? The buyers sides would not have worked due to the time commitment needed.
C21: You have had tremendous success with REO/foreclosures. How are these types of sales different from traditional home sales?
MP: Automation is the key.? Henry Ford invented the automobile assembly line, I invented the real estate assembly line.? You do not have to sweet talk banks and asset companies.? Just do your part of the process and it moves along quickly. No hand-holding or emotions.
C21: You have a HUD contract that has proved to be quite substantial. Tell us more about that.
MP: In 2010, HUD2 was a fantastic blessing or a huge burden if you could not keep up.? We survived and thrived.? I love knowing I can represent HUD?s message of home ownership for everyone.
Now this year, HUD3 is very different. You will not see the same crazy volume from HUD brokers like before.? They split up the work load and spread it around making opportunities for a lot more people.
C21: How are you using emerging technology in your day-to-day business?
MP: We read everything we can on technology and of course, we love our tools and systems from CENTURY 21.? We try it all.? If you are not on the edge . . .you are falling behind.? Your sellers deserve the best that the market has to offer.
C21: Do you use social media to help market yourself and your listings? If so, how?
MP: We use Facebook, Twitter, Craigslist and Postlets to market our listings. For me, social media is a necessity for work.? It is another type of office equipment.
C21: What are three qualities necessary to succeed in real estate?
MP: Follow-up wins every time.? Focus, sincerity and being comfortable with today?s marketing does not hurt either.
C21: Our company mantra is ?Smarter.Bolder.Faster.? How do you employ that mantra as a broker/owner?
MP:? We design our marketing, goals and meetings around that very mantra. We love?21online, it is the gateway to today?s market.? Not a day goes by our company is not ranting and raving about our tools and systems.
C21: As the #1 real estate agent in the country, what advice do you have for your fellow real estate professionals?
MP: Get the right support team ? in office staff and with your company structure. CENTURY 21 helps me maintain the structure and environment I need to succeed. No matter what you do during work hours, make sure you let the people around you know they are needed and appreciated.? Do not forget your family, celebrating success or milestones is no fun by yourself.? Remember this is a service not a sales job.? If you are alive get out and act like it.? Write your goals down.? Put them on your nightstand, bathroom mirror, on your dashboard and on your desk.? LIVE IT!
